Prefabricated homes · timber structural frame

Timber frame. Passive performance.

Homes built in the factory and assembled on your plot, with a load-bearing timber frame. We design them from the first line to the principles of the Passive House.

Why timber, why prefab

Built in the factory. Made to last outdoors.

  • Faster construction

Elements are made in the factory while the foundations are laid. Less time on site.

  • Factory precision

Controlled conditions, millimetre tolerances and no weather delays.

  • Predictable cost

Materials and timings are fixed from the start, so there are fewer surprises.

  • Low carbon footprint

Timber is a renewable material and stores carbon for the life of the building.

  • Light, earthquake-friendly structure

Low weight means lower seismic loads and lighter foundations.

  • Dry, clean building

Less water, noise and waste on the plot and in the neighbourhood.

The Passive House connection

Timber is a natural ally.

The five Passive House principles, and how a timber frame serves each one.

  • Continuous insulationInsulation sits within the depth of the frame. A thick envelope without losing floor area.
  • Airtight constructionFactory precision helps meet the Passive House target of n50 ≤ 0.6 air changes per hour, verified with a blower door test.
  • High-performance windowsOpenings are designed and fitted in the factory, in the right position within the envelope.
  • Heat-recovery ventilationDucts are planned in the design, with no chasing or improvising on site.
  • Free of thermal bridgesTimber conducts heat far less than concrete or steel, so junctions stay "warm".
The types

Four homes. One logic.

Images are renderings. Tap an image or a floor plan to enlarge it.

MD·1

124.2 m²

  • 3 bedrooms
  • 1 bathroom
  • 1 WC
  • Flat roof

L-shaped: the living area opens onto a large terrace with a pergola, and the bedrooms sit in their own wing. Rendered walls in earth tones, for an olive grove or the countryside.

MD·2

96.4 m²

  • 2 bedrooms
  • 1 bathroom
  • 1 WC
  • Gabled roofs

Two gabled, timber-clad volumes around a covered outdoor dining area. An open living room and kitchen, with a separate sleeping zone.

MD·3

81.6 m²

  • 2 bedrooms
  • 1 bathroom
  • Courtyard with solar PV

Two gabled volumes with timber gables, joined by a covered courtyard. Above it, solar panels bring the house close to net zero energy. At home in a traditional village.

MD·4

52.9 m²

  • 1 bedroom
  • 1 bathroom
  • Covered veranda

One clean gabled volume. The roof extends to shade a deep veranda in front of the living room's large glazing. Ideal as a first home, a holiday home or a guest house.

The process

From the plot to the keys.

  1. Choose and adaptTogether we choose a type and adapt it to your plot, its orientation and your needs.
  2. Studies and permitArchitectural, structural and energy studies in PHPP, and the building permit.
  3. Production and foundationsElements are made in the factory while the foundations are laid on site.
  4. Assembly and testingAssembly, finishes and an airtightness test before handover.
FAQ

Before you decide.

Does it need a building permit?

Yes. A permanently installed prefabricated home is a building like any other and needs a building permit. We prepare the architectural, structural and energy studies.

How long does a timber-frame home last?

Designed properly, with moisture protection, breathable membranes and fire protection from suitable linings, a timber-frame home lasts as long as a conventional one. Its low weight also reduces seismic loads.

Can a prefabricated home be a Passive House?

Yes. The timber frame takes thick insulation within its depth, timber limits thermal bridges and factory precision helps airtightness. Each type can be modelled in PHPP for certification by the Passive House Institute. Read more about the Passive House.

Can I change the floor plan?

Yes. The four types are a starting point. We adapt the layout, openings and materials to your plot, its orientation and your needs.

Which type suits your plot?

Send us the location and size of your plot, and we will suggest the type and the adaptations it needs.
